Project Controls Specialist – Owner's Representative (Edmonton, AB)

About the Role: 

We're seeking a Project Controls Specialist to serve as owner's representative on $50M+ commercial construction projects. You'll manage the client's master schedule, validate contractor progress, and coordinate across GCs, vendors, and internal client teams on complex, long-duration projects (24+ months). This role requires independence, regular site presence, and the ability to challenge vendor claims while maintaining collaborative relationships. 

Location: Remote (Edmonton, AB) with regular travel to Calgary and project sites (Relocation to Calgary required within 2-3 years)  

Role Description: 

  • Develop and maintain integrated master schedules incorporating inputs from GCs, vendors, owner departments, IT/telecom, and FF&E providers 

  • Conduct regular site visits (multiple times weekly during construction) to verify physical progress against contractor claims and challenge inconsistencies 

  • Interface with client stakeholders and contractor teams to drive schedule alignment, multi-party coordination, and issue resolution 

  • Coordinate construction activities around operational constraints (24/7 facilities, server rooms, control centers) 

  • Track change orders, schedule impacts, cost monitoring, and budget variance analysis 

  • Support weekly progress updates and monthly formal reports with schedule analytics and risk assessment 

Required Qualifications: 

  • 5-10 years of project controls, construction management, or owner's representative experience 

  • Hands-on experience on active construction sites ($50M+ projects preferred), particularly Class A office or commercial construction 

  • Strong safety mindset and commitment to site safety (CSO or equivalent training an asset) 

  • Proven ability to work independently in remote/hybrid roles with minimal supervision 

  • Proficiency with scheduling software (Primavera P6, MS Project, or similar) and construction cost management 

  • Excellent stakeholder management skills—diplomatic yet firm when validating contractor performance 

  • Comfortable in complex, ambiguous environments with competing priorities 

  • Valid driver's license and willingness to travel regularly within Alberta with occasional vendor/fabrication yard visits 

  • Must be willing to relocate to Calgary, AB within 2-3 years 

Preferred Qualifications 

  • Owner's representative experience on complex capital projects with mission-critical or 24/7 operational components 

  • Oil & gas or energy sector client experience (corporate facilities, campus developments) 

  • Experience coordinating non-construction elements (FF&E, IT infrastructure, commissioning, move management) 

  • Ability to manage multiple projects simultaneously 

  • Familiarity with PMIS platforms (Procore, Aconex) or cost management systems (EcoSys, Prism) 

  • Professional designation (PMI-SP, PSP, PMP, CCT) or working toward certification
